Sam Nazarian is definitely an entrepreneur and also the founder and CEO of SBE — proprietor of hotels, restaurants, nightclubs, and real estate. His company owns Bolthouse Productions and runs several swanky hotels and nightclubs in Southern California, like SLS Hotel in Beverly Hills. He was the youngest exec being named 1 with the “Top 100 Most Powerful People in Southern California” from the LA Times magazine in 2006.
He’s appeared in the range of publications like W, Fortune, as well as the New Yorker, and is sometimes seen out and about at one of his 5 LA nightclubs, which include Location, MI-6, and Hyde. He owns each of the clubs outright, and just bypassed the whole investor route.

During the real-estate boom, Mr. Nazarian and his company, SBE Entertainment, set out to create a chain of jet-set hotels. He christened the chain SLS, standing for “style, luxury and service.” Since 2005, Mr. Nazarian has purchased three hotels to be remade as SLS properties: The former Le Meridien in Beverly Hills, the Sahara casino-hotel in Las Vegas and the 119-room, former Ritz Plaza hotel on Miami’s South Beach.
An ongoing, $25 million renovation of the Miami hotel and the $75 million renovation of the 297-room L.A. hotel encountered delays due to city reviews and scope changes. In Las Vegas, Mr. Nazarian has been forced to postpone plans to overhaul the 1,700-room Sahara, which he and partner Stockbridge Real Estate Funds bought in 2007 for $300 million, intending to reclaim the panache it carried when Frank Sinatra roamed there in the 1960s.
SBE is locked in negotiations with lenders to extend and revise loans on both the Beverly Hills and Las Vegas properties. Meanwhile, it has needed to keep the hotels’ rates lower than planned; rooms at the Sahara were going for as little as $21 on a recent weeknight.
In the past 18 months, Mr. Nazarian has cut much of his development team, including architects and designers, and outsourced legal counsel and other services—downsizing his corporate staff nearly in half to around 55 people.
To be sure, Mr. Nazarian is one of many hotel owners challenged by the downturn. The declines in occupancy and revenue per available room at U.S. hotels so far this year are the worst tallied by Smith Travel Research in the 22 years it has tracked hotel data.
Distressed debt tied to U.S. hotels now amounts to $21.9 billion, up from $1.9 billion a year ago, according to Real Capital Analytics.
“Every development company has had to adapt,” Mr. Nazarian said in an interview. “We’re not different from anybody else.”
To adapt, Mr. Nazarian is pursuing less ambitious plans, at least for now. Plans were scratched to build another tower on the Sahara site with some 600 to 1,000 hotel rooms.
SBE now is looking at less capital-intensive growth through joint ventures and other deals to manage bars, restaurants and hotels. Last week, SBE opened Hyde Lounge at L.A.’s Staples Center arena to coincide with the Lakers opener in partnership with arena owner AEG.
Mr. Nazarian has been doing deals most of his life. Born in Tehran, he moved with his family to Los Angeles after the 1979 revolution that deposed the shah of Iran.
His father and uncle invested in a company that later merged with Qualcomm Inc. and when that company went public the family made a fortune. Sam Nazarian initially began investing in telecom and real estate but soon branched into the glitzy world of nightclubs.
His restaurants and nightclubs are expected to generate at least $115 million in revenue in the next year.
Mr. Nazarian’s SBE bought the Los Angeles hotel in 2005 and loaded it with $137 million of debt. A chunk of that debt financed a renovation that closed the hotel for much of 2007 and 2008 to add a rooftop pool, a spa and a four-star restaurant overseen by Spanish chef Jose Andres. Philippe Starck was hired to handle the hotel’s designs and furnishings.
Despite winning praise from hotel and restaurant reviewers, the Los Angeles hotel didn’t find its footing as quickly as Mr. Nazarian had hoped since reopening last December. Its occupancy in the first half of this year was 64.6%, beating only slightly the recession-pocked average of 61% for luxury hotels in Los Angeles.
Its average nightly rate is slightly less than $300, compared with the $370 envisioned in its 2007 mortgage documents. The hotel’s net cash flow for the first half of this year amounted to a $552,000 loss prior to paying interest costs on its debt, according to credit-rating firm Realpoint LLC.
And the hotel earlier this year had exhausted its $14 million reserve for covering interest payments until it hit full stride.
Mr. Nazarian says the Beverly Hills hotel late in the second quarter started generating enough cash flow to cover its operating and interest costs.
The hotel’s mortgage, which was carved up into mortgage-backed securities, matures Nov. 9, and Mr. Nazarian is attempting to gain a one-year extension.
Because those talks are complex, the mortgage now is being managed by Orix Capital Markets LLC, a special servicer. Orix declined to comment on the negotiations with SBE.
Mr. Nazarian insists the Beverly Hills hotel won’t default. “We have options,” he said. “There isn’t a gun to our head.”
Today, Mr. Nazarian, who operates the Sahara as a minority partner, and Stockbridge are in negotiations with lender Royal Bank of Scotland Group PLC on restructuring the Sahara’s mortgage, Mr. Nazarian confirmed.
He declined to divulge the loan’s terms or what the talks with RBS entail.
“It’s a development loan that is going to become more suitable to … market conditions,” Mr. Nazarian said.

Stimulus Map Pack Release Time and Date
Infinity Ward promised they’d share some details on the upcoming Modern Warfare 2 DLC and today they did just that. They’ve announced when Xbox 360 gamers will get their hands on the first map pack.
A teaser site warns of a mental condition called “Mapathy,” defined as “indifference to the same old maps one has been playing for the last several months.” Over 20 million people are said to suffer from Mapathy, a reference to MW2′s hefty playable. However, there is hope: the cure for Mapathy (the map pack) will be released through Xbox Live on March 30th.
“Additionally, Silver Xbox LIVE members who have not yet experienced the exciting adrenaline rush of Modern Warfare 2 will be able to try it with a Multiplayer Unlock event running from March 12 to March 15,” said Activision in a press release issued this morning.
The first two map packs for MW2 are timed exclusives for the Xbox 360 for a month. If so, PS3 and PC owners should expect the first map pack at the end of April or in early May.
Video gamers across the world are waiting with bated breath. Why? Because the release of the Modern Warfare 2 Stimulus Package is imminent. The Package features five maps, two of which are classic maps that Call of Duty fans will recognize from Call of Duty 4: Modern Warfare. The maps that are featured are Overgrown, Salvage, Crash, Storm and Bailout. Salvage, Storm, and Bailout are the new maps. Crash and Overgrown are the throwbacks.
The Modern Warfare 2 Stimulus Package can be purchased for $15 or 1,200 Microsoft points.
The Modern Warfare 2 Stimulus Package Release time is March 30, 2010 for the Xbox 360 console. Those who want to purchase the Package for Playstation 3 or for their computers have to waiting a full month until it is available on April 30, 2010. This is because Microsoft bough 1 month exclusivity rights for the Package.
XBOX Live editor Daniel Maher said the The Modern Warfare 2 Stimulus Package Release time is between 12 pm UTC and 5 pm UTC.. That is around 1 pm for gamers in the United Kingdom, 8 am for American gamers on the east coast, and 5 am for American gamers on the West coast.
I was only joking when I thought there would be problems with the Stimulus Package for MW2 soon after release. We hate to be the bearer of bad news, but it appears as if the Map Pack is unplayable for all Xbox 360 owners.
As Nowgamer points out, the download is now available, but players are not able to play the new maps either public or private. From what we gather, this is due to a separate title update to the game, which is meant to sync everything up correctly. All is explained in detail at Robert Bowling’s blog here.
As you probably realise, the Stimulus Package download is now available on the Marketplace, but the in-game patch is not, meaning that you’ll still have to wait to play – even if you have downloaded the content already.
Hopefully it won’t be too long before everything is running smoothly. Don’t do anything drastic for the time being, deep breaths everyone.

The race for Patrick Carpentier at Pocono have been of short duration. In all, Carpentier has completed only 39 laps.

In the 25th round, Carpentier had to retire in the wells of Tommy Baldwin Racing team for mechanical problems. He returned to the track but stopped again in the 47th round of the event. In all, he has traveled only 39 laps.
“This is a low budget team,” said Carpentier to CKAC Sports while the drivers were still on track. “We began the race with the tires, it was not even new tires. It still traveling a lot and it was passed a few cars before they have a real problem gearbox. This is unfortunate because the car was very fast, traveling on one or two tenths slower than just the leaders but was stopped due to lack of budget, “he lamented.
In addition, Patrick Carpentier will be back behind the wheel of the Toyota Camry the team of Michael Waltrip for the Cup Sprint Watkins Glen.

Because they have razor sharp knife-like teeth, and extremely strong jaw muscles, they are among the few fish that can turn the tables on prey the same size or larger than themselves. There are unverified reports of attacks on humans.

Why all these musings I hear you cry, well put simply the Goliath Tigerfish is Africa’s version of the River Amazon’s renowned Piranha… and indeed it is incredibly similar… just bigger.
